The properties that we source are generally £150,000 and below. For the simple reason that we find that properties at this price, providing they are in the right locations, rent well and give a good return on investment over the medium to long term both in terms of rental yield and capital growth.
Our ability to source property at 15%-25% genuine discounts is second to none and we pride ourselves in offering a low hassle, one stop shop service for all elements of the buying & letting process.
In 2009 we have so far sourced property for clients with in excess of £½ million of equity from day one!

We have sourced five properties so far for this particular client. They are looking to buy five more. When we have completed the portfolio of ten properties for this client they will have similar equity in all the property deals..........a rather handsome £200,000+ of equity. That of course is at 2009 prices.....based on 2007 prices it is in excess of £300,000+ of equity....imagine what sort of capital profit could be made in 5-10 years as the property market starts to strengthen......not to mention the income from rents.
Many of our deals that we offer are complete refurbishments. For example we purchased a run down 2 bed terrace Feburary 2009, Long Eaton, Nottinghamshire, completely gutted it, put in damp course, new central heating, rewired, new double glazing, kitchen, bathroom etc. This was then sold to an investment client for £85,000. It was valued at £100,000. The investor got £15,000 of equity from day one, great property with everything brand new & fully guaranteed! Tenants loved it and rented at full price within one week, with £125 per month net cashflow.

We are happy to present to you full details of our recently completed deals. From these examples you will be able to get a full picture of what type of deals we are able to source for you.
What’s the buying process?
We only present currently available deals to our existing client base in order to protect the integrity of our deals and service to our current client base.
- In order to become one of our clients we insist on a face to face meeting to fully understand your requirements & or help develop a property investment strategy in line with your own personal financial objectives.
- Assuming you become one of our clients you are required to sign a third party non disclosure agreement (regarding any deals that we present to you).
- You are also required to provide proof of available funds if buying cash or get a decision in principle from our nominated brokers.
- We then present opportunities as and when they arise and in line with your strategy. Deals are presented via email on a PDF. The information is exhaustive and will give the necessary information to make a ‘desktop’ decision.
- Of course viewings on a particular property deal can be organized.
- Assuming you want to go ahead with a deal you are required to reserve the property by paying our finders/sourcing fee upfront and signing our reservation form and terms and conditions.
- You will be required to use our nominated legal team and mortgage broker.
- All property deals must exchange within 28 days and complete within 45 days. Some deals may require a much speedier transaction but we have solicitors to help in these cases.
- We will help to expedite the process and organise the lettings.
- We provide an ongoing customer support and account management service to our clients.
